Real Estate and Personal Property Taxes

Fiscal Year 2024

Payments are due August 1, 2023, November 1, 2023 and February 1, 2024.  The final payment is due May 1, 2024. A late notice will be mailed mid May, including outstanding tax, interest and fees if any of the 4 payments are late or missed. The late surcharge and interest are required by Massachusetts General Law, and are not negotiable or adjustable. 

Preliminary Bills - MAILED 

The first and second quarterly bills are called "preliminary bills", and are based on the assessment information from the preceding year. Preliminary bills were mailed on June 28, 2023. 

Actual Tax Bills

The third and fourth quarterly bills are called "actual bills", as these bills are first issued to property owners based on our final tax rate and updated assessments for the fiscal year. The Department of Revenue approves our tax rate in December after a review at a public hearing with the Town Council. Actual bills will be mailed at the end of December.

If You Have Not Received a Bill

If you are a property owner in Amherst and have not received a tax bill, please call 413-259-3020 to inquire. Taxes are due in a schedule defined by law, as are interest and fees, regardless of whether the bill is received by the owner.  

Abatements 

Abatement applications are due in the Assessor's Office by February 1, 2024. The third and fourth quarter bills are calculated using the new 2024 valuations. 

Payments

Payments can be made at our Central Services Counter located on the first floor of Town Hall.  You can also make payments by mail, drop them off in our secure drop box on the Main Street side of Town Hall or View/Pay Bills Online.
